Legal Aspects & Permits

How to Legally Place a House
in the Czech Republic without stress

Provedeme vás džunglí paragrafů a zajistíme, aby váš domov stál na pevných a legálních základech.

Biggest Myths vs. Reality

The most common misconception is that a modular home on wheels or pads needs no permit. This is a dangerous myth that could lead to fines.

Under the new Construction Act (effective 7/2024), any house fulfilling the function of a building is treated as a building, regardless of its foundation. The key is whether it serves for living or recreation.

Common Concerns & Solutions

Will neighbors complain about the look?

Our houses are modern architecture. Clean lines and natural materials usually inspire neighbors rather than annoy them.

Can I have permanent residency in the house?

Yes! Our modules meet all technical standards for permanent living. You will receive a house number after final approval.

How long does the paperwork take?

Thanks to our experience and standardized projects, we reduce the process to a minimum. We do most of the work for you.

The house (especially for living) requires connection to electricity, water, and sewage (or septic tank/WWTP). Connection is fast as the house has all outlets ready.
We manufacture our standard houses in our plant exactly according to the chosen type within 4 months of binding order. We then prepare the modules for safe transport to you, where we place them on the prepared foundation within one day. Then we connect the modules inside and out, connect to utilities, clean up after assembly, and hand over your new home.
Under the new building law effective July 1, 2024, a building permit (or 'permit for intent') is always required for a building intended for 'living'. But no worries, our experienced architects and designers will guide you through the process and provide all necessary documents.

Thanks to the Welser steel frame construction and quality materials, the lifespan is comparable to a brick building, i.e., 50-80 years with normal maintenance.
